Notice is hereby given that on January 9. 2020, the Dixon Community Unit School District No. 170, Lee and Ogle Counties, Illinois, will accept bids for sale of real property which bids shall be submitted not later than 1:00 p.m., at the District Office, 1335 Franklin Grove Road, Dixon, Illinois, the property to be sold and bid is the property commonly known as the Washington Park Property and legally described as follows:
All of Lot Number Thirty-seven (37) of the Survey and Subdivision known as Moller’s Survey being a part of the Northwest Fractional Quarter (NW frl. 1/4) of Section Thirty-three (33), Township Twenty-two (22), North, Range Nine (9), East of the Fourth Principal Meridian in Lee County, Illinois, excepting, however, a part of said Lot Thirty-seven (37) described as follows, to-wit:-Commencing at the Northwest corner of said Lot Thirty-seven (37) and running Easterly on the Northerly line thereof One Hundred Sixty-five (165) feet, more or less, to a point on a direct extension Southerly of the Westerly line of Sinnissippi Avenue; thence Southerly parallel to the Westerly line of said Lot Thirty-seven (37), One Hundred Fifty (150) feet; thence Westerly parallel to the Northerly line of said Lot Thirty-seven (37), One Hundred Sixty-five (165) feet, more or less, to the Westerly line of said Lot Thirty-seven (37); thence Northerly on the said Westerly line, One Hundred Fifty (150) feet to the point of beginning.
Also, a part of Lot One Hundred (100) in Steinman’s Addition to the City of Dixon, situated in the County of Lee and State of Illinois and described as follows, to-wit:-Commencing at a point on the Southerly line of said Lot One Hundred (100) where said Southerly line intersects a direct extension Southerly of the Westerly line of Sinnissippi Avenue in said Steinmann’s Addition; thence Northerly on said extension Southerly of the Westerly line of Sinnissippi Avenue, Ten (10) feet, more or less to the Northerly line of said Lot One Hundred (100); thence Easterly on the Northerly line of said Lot One Hundred (100) in Steinmann’s Addition One Hundred Sixty-five (165) feet, more or less, to a point at which a direct extension Northerly of the Easterly line of Lot Thirty-seven (37) in said Moller’s Survey intersects the Northerly line of said Lot One Hundred (100) in Steinmann’s Addition; thence Southerly on said Westerly line of Lot Thirty-seven (37) in Moller’s Survey as extended ten (10) feet, more or less, to the Southerly line of Lot One Hundred (100) in said Steinmann’s Addition; thence Westerly on the Southerly line of said Lot One Hundred (100), One Hundred Sixty-five (165) feet, more or less, to the point of beginning, said premises being situated in the County of Lee, in the State of Illinois.

Lot Number Nine (9) in Maxwell’s Addition to the City of Dixon, according to the Plat of Maxwell’s Addition recorded in the Office of the Recorder of Lee County, Illinois, and said premises being conveyed subject to conditions recited in a deed recorded in the Office of the Recorder of Lee County, Illinois, in Book “73” of Deeds, on page 222, and being situated in the County of Lee in the State of Illinois.
Sale is subject to a minimum bid of $100,000 and is to be sold “as is.” No opportunities will be given to formally inspect the real estate. Bids are due no later than 1:00 p.m. on January 9, 2020 and will be opened at a public meeting on January 9, 2020 immediately following the bid closing.
